Keire Homes Limited · CRO 818859
Property Shareholder Programme
A structured, community-owned residential property portfolio. Members pool capital to acquire, manage and grow a portfolio of Irish residential properties — together.
Capital values can fluctuate. Participation involves risk. This is not a regulated investment product. KYC/AML verification required.
The Opportunity
Ireland's housing crisis is a structural opportunity — if you can access it
Average Irish rents are currently €1,839/month nationally, delivering gross rental yields of approximately 9% per year. The challenge: individual entry costs of €200,000–€350,000 per property lock most people out.
KEIRE Homes solves that by operating as a private company limited by shares. Members subscribe monthly or one-time — and the collective capital acquires, manages, and grows a portfolio that no individual could access alone.

Governance
How decisions are made
Tier 1 — Board Authority
Directors can approve acquisitions of €150,000–€350,000 funded from existing cash reserves or pre-approved credit lines without a shareholder vote.
Tier 2 — 75% Shareholder Vote
Any acquisition above €350,000, external debt with LTV over 70%, or non-residential assets requires a Special Resolution of 75% of Ordinary Shareholders.
Stamp Duty Strategy
By acquiring one property per year, KEIRE Homes remains within the 1% stamp duty bracket — avoiding the punitive 10% that applies when 10+ units are bought within 12 months.
Geographic Focus
Castletroy and Dooradoyle (UL/employment density), Limerick City Centre regeneration zones. Dublin and Cork secondary markets for diversification.
Member Housing Benefit
Active shareholders receive priority leasing rights in KEIRE-managed properties at a subsidised rate — directly insulating our community from the open rental market.
Dividend Policy
Years 1–3: 100% of net income retained to build the portfolio. Year 4 onwards: regular distributions from stabilised, multi-asset operational cash flows.
